Arma 3 Randomly Crashes When Closing Map

It almost seems like my ARMA 3 has "25% chance to crash when closing map"(random %). I have tried to replicate this bug to try to narrow it down, but still cant find whats causing the game to crash. I can literally go into game, press M 20 times, nothing will happen, press it 3 more times and boom, instant crash to desktop.

I have tried:

Reinstalling video drivers

Verifying game cache

Reinstalling the game after game cache didnt work

Running as Administrator

Running on Low settings

Pretty much when I open my map my FPS drops to 8 and the quality gets SUPER low

I have a similar problem when I use alive modules or zeus in Mission editor.

I am getting the following message:
